Should you hire a Buyer’s Agent?

Most Buyers begin their property search online. In fact, 80% of Buyers find the home they want to buy themselves. Yet, experienced Buyers know that even if they don’t need an agent to find a house, the guidance of a great agent is extremely valuable throughout the purchase process.  A great Buyer’s Agent will ensure that  a) you don’t overpay for a property, b) you don’t underestimate the cost of repairs and expenses on that property, and c) you don’t assume unnecessary liability in your purchase.

Whether you are looking for a unique property, or planning to buy a home in a competitive market, make sure that you hire an experienced agent, that works full time, and has a good reputation in the industry. Here’s why:

  1. Some of the best houses are Sold without ever being advertised on the MLS. An elite agent is networking with their peers daily to find out what houses are coming available BEFORE they go online. Buyers that are searching for properties on their own are missing the supreme houses that are being traded before they get to the MLS database.

They will know the best lenders, real estate attorneys, title companies, inspectors, engineers, foundation experts, electricians, HVAC companies, roofers, etc.  When you hire an experienced agent, you are getting access to the resources that they have culminated through years and years in the industry.  This proves to be invaluable to a Buyer.

Besides having the ability to navigate the entire home buying process from “Offer” to “Closing”, having an agent that specializes in Modern Architecture is critically important if you want to find a Modern Home.
